The Cascades

Energy Performance Certificates required by New Legislation for the Private Rental Sector
New legislation will again preoccupy the lettings market come October 1st this year as the need for Energy Performance Certificates (EPC’s) comes into effect.
I am sure that you are aware of the recent government legislation regarding Home Information Packs which have been imposed on the sales market however you may not be aware that there is new legislation coming into effect on October 1, 2008 relating to the lettings market.

From October 1, 2008 an EPC (Energy Performance Certificate) will be shown to all prospective tenants. The EPC will be valid for ten years and can be reused as many times as required during this period. The EPC is designed to show prospective Tenants how environmentally friendly and energy efficient your property is and provide the property with a standard energy and carbon emission efficiency rating from ‘A’ to ‘G’ where ‘A’ is best. The report also includes a section that outlines any recommended improvements that can be made including approximate installation costs and the resulting financial (energy) savings.
