How to sell your house quickly: Timing and Estate Agents

Selling your property can be a stressful and overwhelming undertaking; especially if you are trying to sell it as quickly as possible. We are instructed to sell properties of all shapes and sizes and have been bringing properties for sale in Virginia Water to the market for decades.

We have put together a series of articles which will help you to prepare yourself and your property for sale, and put you in the best position to get a deal done quickly.

Choose the best time to sell

Spend some time researching the housing market and aim to put your house on the market when buyer demand is high. Buyers competing for properties tend to glean the best offers. There is also a lot of evidence to suggest that there are seasonal demand trends so, timing is everything.

Spring – is traditionally a good time to sell. The market tends to be busy with potential buyers while the weather, light and possible sunshine will help boost the appeal of your home. Also, most families will try to buy a home to coincide with the academic year.

Summer – can be tricky as school and summer holidays can stall transactions involving family buyers.

Autumn – is traditionally a good time to sell. The weather is still reasonably good and there are no major holidays. Also potential buyers will want to have the deal completed in time for Christmas – so tend to move swiftly.

Winter – has always been considered a slightly more difficult time to sell, with the Christmas holidays dominating, many people make the decision to move over the holiday period so if you are looking to sell in winter, make sure to put your home on the market early in the New Year.

Find the best estate agent for you

Interview a few estate agents. Most will come to your house and appraise your property free of charge. It is important that you find out as much as you can about their terms and experience. Ask questions like:

  • Do they have experience in selling homes similar to yours? If so, what prices have they achieved?
  • How long have they been working in the area, what is their local knowledge and experience like?
  • Will they carry out viewings of your property?
  • What type of contract do they offer?
  • What is their commission rate?
  • How and where will they market your property? Ask about online portals and tradition marketing strategies.
  • How long will they advertise your house for?
  • Do they charge any other fees for marketing your property?
  • What price do they recommend for your property?
  • Are they affiliated with reputable trade bodies like PropertyMark?

Remember the best estate agent may not be the one that values your property at the highest price. It will help to have a good relationship with your agent so that you trust they are working for your best interests during what can be a stressful time. Most estate agents will welcome any questions so make sure you leave any meeting with all the answers necessary to make an informed decision; and if you do forget to ask a question you should call or email – don’t feel like you missed an opportunity.
