Traditionally, spring is a busy time in the property market but, 2021 is proving to be busier than any of us could have imagined. We are seeing properties selling before they have even landed on the property portals and more new properties coming to the market than in previous years.
Much of this activity has been stimulated by government backed schemes approaching their end as well as the new 95% mortgage scheme launching in April.
While the market is busy, we still expect more homes to come to market over the next few months, so if you’re a prospective buyer we’ve got some tips on how to make sure you’re ready to make your move when you find that perfect home.
You can head to local estate agents in the area you’d like to move, or you could search the online portals in order to find your next property. The property portals will give you the best spread of properties across agents so you won’t miss out on the perfect property.
Make sure you set up property alerts so that you get a mobile notification when new properties that fit your preferences come to market.
Go to Market
If you have a property to sell, make sure that you instruct an estate agent as soon as possible. Having your house sold, or at least in the process of doing so, will put you in a strong position when it comes to having your offer accepted when you find the house you want. Also, knowing what you are selling your home for will help when establishing on your final budget.
Securing finance for your new home can take time and is quite often the one thing that holds up property transactions especially if you are buying with a mortgage. If you are ready to move, it is worth applying for a mortgage in principle as early in the process as possible so that you are in the best position to make an offer when you find your next home.
Finding a solicitor can early on in the process can save you time in the long run. If you are struggling to find a legal representative to do the conveyancing for you, you can ask your estate agent who will be able to recommend one of their trusted partners. Alternatively, you can research for yourself and have a file open with a firm before you make an offer, this will show vendors and estate agents that you are a serious buyer.
Taking advantage of a busy property market is all about speed, preparation and reactions. If you have these things in place early on in the process will put you in the best position to offer on ‘the one’ when you find it and avoid disappointment.
