Busy start to 2023!

Happy New Year! With Christmas festivities and parties to see in the New Year wrapped up over a week ago, and feeling more like a distant memory, its back to ‘business as usual’ here at Barton Wyatt. With a fresh year ahead of us, and with our focus and drive to be the best, there is no excuse for us to not get stuck in to selling houses!

And as with every January, it is a very busy month in the office as many new year’s resolutions have been made to finally get current homes up on the market, or to start looking for the next property with an aim to move this Spring. So, now may just be the right time for you to join them and get your home up on the market if you haven’t done so already.

If you’re thinking of moving to this area, take some time to browse our properties for sale in Virginia Water and the surrounding areas, keep checking back as new homes are added regularly or contact us and let us know what you’re looking for. If you have any questions, you can also visit our award-winning website or call us on 01344 843000 and email us.

If you’re not quite sure if you’re in a position to sell, here are the top reasons why now is a good time to put your home on the market and start the year off as you mean to go on.

SELLING IN JANUARY

Buyer interest

In the run up to the Christmas break, activity in the housing market tends to slow with minds focused elsewhere with many aiming to get serious again in the new year. So, we can confirm that buyer interest is back and we’ve started 2023 with an influx of calls. If you put your home up for sale this January, based on the pool of demand, you’re more likely to secure a quick sale.

Securing a higher price

If you’re looking to achieve the best price for your home, now could be the perfect time for you to come on to the market. There is still a large demand vs pool of available properties, driving buyer competition for premium properties. Many potential buyers are ready to make the move, have sold their properties, and are waiting for a home just like yours to appear and willing to financially compete with other potential buyers.

Finding your next home

As the year progresses there will naturally be more choice when it comes to properties on the market. While the market may seem short of stock in this first month of the year, and you may not have seen what you want to buy yet, rest assured that many properties are being prepared for sale in the first quarter which will increase your options when you’re ready to move. By getting your home on the market and securing a sale, you can set yourself up as a premium buyer for your next home (we wrote a blog on this a while ago), making you the more attractive buyer to the vendor, and if you’re a cash buyer you’re in an even better position than much of your competition.

Don’t miss the January boat

While some properties are being prepared for market now, the sellers who got a head start and went live in the first two weeks of the year are reaping the benefits. Our blog in November (click on November if you missed it!) discusses the photo and video techniques we can use to market your home, giving you our top tips and ways to declutter and set the scene. Get this part of the process lined up, even before you’re ready for viewings.

Selling in January means moving in Spring

Spring is one of the best times to move as you benefit from longer daylight hours and the slightly warmer weather, missing out on the potential snow warnings (are we getting any snow this month?) or the heat of the summer months (last summer was a scorcher, wasn’t it!) so with Spring fast approaching, now is the time to get going.
